yep they are steel. Nissan usualy put a Yellow passivate coating on them. Once you go thru that(in the first rub with paper ) you are on to fresh steel which will rust as soon as it gets damp. They need to be ....... chromed. powder coated or just painted to protect them.

As an experienced and successful landlord I have to say that is a pretty good summary of how it works. i might just add..... Forget all about VAT. The threshold for registering is around £73000. im sure the rent isnt that much... even in London! Forget about running an "incorporated " business. The costs of operating it will outweigh any possible tax savings on a small portfolio of property. You dont even need to set up any "business" of any type really. You can just fill in the details on the full version of your tax return. There are specific pages relating to "income from property". Both "UK" and "foreign". And finally........ For a first attempt by a complete newbie I would suggest using a well established letting Agent. Yes they will charge but they could save a lot of aggro. Once you gain confidence about the whole process you can ditch the agent and go it alone. And in a similar mode to Richard... get in touch if you want to discuss.:cool2:

Well its a little late on the estimate. taken 3 months instead of 2. But I did clear off to Spain for a holiday in late september. I have also completely re done the garden and fences, not in original schedule. Its all done now tho .... and not a day too soon. my prospective tenants have just called to confirm they are moving in on Friday and are bringing me the rent and deposit tomorrow. It will be worth different amounts to different people..... "Worth" is not a single absolute figure. eg To the seller it will be worth what someone will pay him in the next 5days. eg. It will be worth more to a buyer who has a good skillset to repair it than it will be to someone who will need to employ a third party to fix it. I would give a grand max for it cos I would need to transport it 175 odd miles to Nottingham.

Yep. reaction times are not included in the elapsed time. ET. on RWYB or Test n tune days as they are test events not licenced races. However when a Race event is held under a race licence then first past the post is the winner. So both reaction time and ET are important. Commonly known as head to head racing.

yes there is almost certainly a picture or two somewhere. i relocated the sensor a bit further round the header. Gaz/Hellraiser put his in the decat pipe. Most of the manifolds foul on the steering as mentioned. The birmingham screwdriver will fix that issue. Crude and it does reduce the pipe diam a little.
