gutted for ya mate, might be worth seeking a bit of advice from a dry rot company, we get a lot oin the old bulding's at work, we cut out, replace and spray with cuprinol 5 star treatment, it prevents it from coming back, some sprays dont prevent, and the one thing we have learnt is lots of ventilation hope you get sorted mate
