i know of a landlord who has just spent 4k to evict a woman and has been told she does this all the time and to expect his property back wrecked or burned out and not see any rent whatsoever, tennant is reknowned for it and gets away with it due to mental illness his first and last buy to rent property

my job is rental properties, been doing it for 20 years and im in sunderland where house prices aint that great (unless your buying) if i had money to invest i would not buy rental property nor private rentals, housing benefit rentals or students, here in sunderland there is a to let boards on nearly every other house near our town centre where people want to rent the housing rental market has been flooded with a lot of buy to let landlords, there is also a lot more changes in housing benefit gonna come into play reducing what your gonna get, and lets be fair, the houses are cheap as there isnt a lot of money up here so your gonna struggle to get anyone to private rent for good money there is also a lot more rules and regs changes to student and himo lettings, its getting harder and your gettign a lot less rent per house or room these days maybe invest abroad if your brave enough, dubai has a lot of good investment oppertunitys but you have to know people there so as not to be ripped off good luck and be wise

did a cross country run yesterday at pontefract and didnt realise that alistar brownlee was in the same race, it was the xc nationals over 7.25 miles of mud and a few hills, very tough and i did it in bang on 1 hour, think brownlee did it a little faster than that lol, probably about 35 mins lol im doing it all again next month in london where there are a lot of famous runners there, should be great so if anyone is about in london on the 21st at parliment hill then pop over and look for sunderland harriers allan

been into the shop today, proved it wasnt the device, they also went into the account and finally realised that i was on a shared data plan with my boss phone and only recieveing 200mb of data a month they said it was their fault and i have to phone customer services tomorrow to switch back to a standard account. not sure why they suddenly switched me over lol thanks everyone

ive never had a prob with 02 before but just got a new sony z3 phone, usual free unlimited texts and mins, 2gb data wuhich renews on the 6th of every month, first month was great 2gb data on 4g very fast and working great, second month (january) using my phone and got a text saying that i had used up this months data allowence (this was the 8th or thereabouts of january) it should have renewed on the 6th phoned 02 and they said that they could see that i had 2gb of data to use and could see they text me to say i had used it and stopped my data, couldnt explain it and gave me a 1gb of data bolt on, data back up and running but today went off again and said i had used the 1gb (use my phone to tether laptop sometimes) phoned them up for another 1gb bolt as im paying for 2 and they told me they couldnt add another free one as i had used all 3gb of data ( i havent) so after loads of calls today and tinterweb searching im no further on, i have actually paid for another 1gb data bolt on and even that hasnt come on, they are adamant that i have used 3 but when i log into my account its telling me i still have 1.92gb to use this month anyone had this problem as im well sick of it now thanks allan

gonna stick to what i know, pinched some leyland undercoat (oil based) from work, and found a nearly full tin of johnstones liquid gloss in the loft (6 months old) get some johnstones white vinly matt and ive got half a tin of dulux blue so probs get another 2.5 of dulux, be cheaper that way and i know it gives good results, will just have to put up with the smell and wait for the paint to dry lol, least i know i get a good finish on it cheers for the advice though guys, much appreciated, still gonna do me stairs in the quick stuff as its a dark area and will be all new wood

cheers harby mate, all taken on board joel, thats awesome, i could have put in for a marra number but i dont think im ready for it yet, i would like to do it at a good pace and im a few years training off that yet, its apperently a great experience and im currently training with my mate as he is doing it im doing the harrier leauge cross country events, im loving it

cheers mate, got another child on the way (another boy) due in may, hence trying to get everything sorted quickly as im also getting my staircase plastered in 2 weeks time so got that to do aswell, also thought about getting a bit emulsion on the woodwork, i use johnstones covaplus for the ceilings and walls, so hopefully only one wall going in color for cutting in lol life is decent at the min, enjoying work, another child on the way, and loving the running, its all i do, sleep eat run repeat lol would love a zed but that is a long way off, races and running shoes cost a fortune lol

cheers guys, the water based stuff is easier and quicker to apply, the majority of the room will be painted in vinly matt white and didt want shiny gloss paintwork as i know the water based is very white but not as shiny as liquid also ive got a time frame, i wanna try and get this whole room prepped and painted within the week (work full time so will be early mornings and nights)
