.....Building.

 

 

It's been a long time coming and the back lean too was just not livable anymore. With the rainly season on us and leaks from the roof, window's, side walls etc, I decided to don the hard hat and start giving it large.

 

Checked with citizens advice to see if I needed planning permission. I was told the following:

 

Has the current structure on the back of the house been there more that 3 years..... YES

 

Is the current structure within 3 Meters form the original house walls.... YES 2.95 to be exact :)

 

Will you be changing the existing walls of the structure that will require a new foundation..... NO

 

 

So, planning permission wasn't needed but I still need to get all the work inspected by the local council to make sure it meets all parts of the building regs. Not sure whether to get them in every few weeks or wait till I've finished, because I know they will want to inspect all aspects of it from structure, electrics, plumbing, insulation, fire hazards.

 

I've been reading all parts from A to P of the building standards and I think I have almost everything covered. If you see anything that you think I haven't covered please let me know and I'll make sure I address it before getting building control onsite.

 

A few pictures of the progresss so far. Still so much to do before even the outside is finished.

 

First the back of the house after the new roof & windows were fitted.

Sky came and install the dish and boxes, they are not allowed to put cables through the loft so it's there procedure to just throw them over the roof. Too messy for me so once they had gone I rewired it all and put the cables through the loft. Gave the back a bit of a touch up and a coat of paint.

As you can see the lean too had more than seen it's day. Single glass, rotten wood and a very old leaky felt roof which has been touched up more times than a retired stripper. I gutted the internals, including ripping the floor up, takes down any fixtures that hadn't already fallen down and stripping out he false ceiling.

After a lot of demolition work, but still keeping the side walls to comply with advice from Citizens advice. the supports were built and the RSJ's went on. The roof beams and additional brickwork then kicked in and the roof was felted, batterned and tiled with two skylights. Wife wants the small one changed now to the same size as the other one so I'll do that later when I get a chance.

And a monster BBQ it will be.....

 

Plans for once the extension is complete is decking over the paved area you can see and a monster Brick built BBQ with Deck cladding on it (aprt from where it gets hot) on the left hand side (as you look at the back of the house).

 

Hopefully I'll get most of it done for the August Bank holiday (well I'll make sure I have a BBQ and decking built anyway lol).

As long as the supporting wall it sits on is more than 675mm I'm getting away with it somehow.

Lets be honest Brian. For the weight its carrying that RSJ is way over kill and Catnick would have more than serficed, but I would have thought they still make Stu use concrete carrier blocks.

 

They would round here.

The funny thing is, it's actually 2 x RSJ's bolted together (thickness wise not length). Apparently because of the length you need either a double width one or two single widths bolted together at 1.5 meter intervals.

 

Building standard is way over kill on almost everything they print. Not like the old days. My mates old man build a garage back in the 50's out of scraps, it's still standing strong today !.

i agree it appears as though its a north facer... however that photo is through a mirror so everything is the other way round.. north is south, left is right, top is bottom, inside is outside, middle is slightly shy of being in the top left corner... i know, strange things these mirrors!

That's for my wife and the two other kids we were looking after last week.

They get to relax sit down drinking turkish coffe and smoking cigarettes (ok just the wife not the kids). While telling me which bits I've missed and constantly asking when am I going to do this bit and that bit.

Not managed to get a great deal done this week as I've been back at work and also had the wifes party on Sat night so spend most of sunday in bed with a hangover, dam Raki !!

 

Did get some tempory lighting in place, so I can render the walls after dark when I get home from work. Ingore the pipwork in the far corner, that's on the list of things to do :).

Then managed to rebuild the walls at the front ready for the two windows and a set of 1800 french doors.

Worked on the Steel end detail, Ridged 4 x 2 cut into sections slightly larger than the internals of the RSJ, then hammered in securely, 100mm x 10mm then attached down the sides, then 6mm ply cut to shape and secured into place to give the bottom end a nice finish.

And got the facials and guttering done. Still need to modify the down pipe once I've rendered the front. But have to wait for the windows to be fitted first.

Next jobs, fit the windows once they turn up. Sort the pipework, chanel out where the light switch, plug sockets etc are going, then start the rendering.

I am in IT. How do you think I spend all day on the forum :).

 

I sit on my butt all day tapping keys, stuffing my face with stupidly high calorie Pret food and drinking coffee. Then when I leave the office, I go home to my wife and kid, spend a little time with them, then do a couple of hours DIY.

 

I was hyperactive as a child and although I kinda grew out of that, I like to do something that I have an influence over, i.e. I prefer to play a computer game rather than watch TV. You control the game, the TV controls you.

 

So building and decorating at the moment is what I'm putting my mind to. It's something I enjoy doing as it keeps my mind and body busy. Some call it a hobbie, others call it painful DIY.

 

Both myself and the Wife want to get this done, so once it's sorted we'll be able to sit back and enjoy it for a bit until I get ressless again and find something else to do :).
