Where do i start ?

Just as covid hit it became apparent that we had drainage and settlement issues with our property in Troon.

The front of the house decided that it would detach partially from the rest of the house and due to a cracked underground

pipe and extensive cracking throughout the property we proceeded to get the insurance involved to get it sorted out.

Insurance was covered and the exterior and interior of the building is to get fully decorated as well as the external brick work

stitched back together.

All happening at the same time we have external render to get done, dampness inside to be fixed, cracked coving, cracked water

pipes discovered in the rear of the house under the kitchen which is letting water in..

So this is the drainage situation which i dug up last weekend :

As you can see loads of issues that we discovered but who can spot the various types of pipes used.

Then..

Always when you get work done you think "now's the time to get this done" and we took upon ourselves to get the living room

decorated again and fix the bad join in the ceiling plaster work. as my main room used to be two rooms with separate lowered

ceilings.

The join in the ceiling was never properly fixed as each room at some point in its history has new ceilings installed over the old.

So this was my living room yesterday morning :

And this is how is looked after the first ceiling came down :

Then a few hours later the second and original ceiling was off too.

I'm doing most of the building work myself until this morning when i was cleaning and removing the old nails from the timbers i find this :

We have literally opened a can of worms. ?

Seems many of the structural beams have wood worm and although it all looks old and likely dead many of the beams will now need replaced.

And this was not even part of the insurance so bad luck to us i suppose.

Anyone had to deal with woodworm in floor joists and whats the best way to deal with it ?

That drain looks like my last extension builders did it. We're starting a 2nd extension later this year and I'm having to get a significant portion of the ground works from the extension 6 years ago re done due to pure incompetence on the builders behalf.

For woodworm best to get a specialist in to make an assessment and he'll be able to say which timbers can be saved and which need replacing.

Cat looks happy. Lucky you have a well built man cave. That’s a horrid mess hope it all goes ok, at least you will have a well sorted house in the end.

Chop it out and put in an RSJ that shouldn't be too expensive

And i thought i was doing ok replacing a load bearing wall with beam and putting a new stud wall in so we can swap dining room and kitchen around.

You trump me lol.

Rubbish to hear about the woodworm, hope its mostly saveable after any treatment.

Sorry to see the stuff that other people have hidden along the way too, its not until much later when you see the impact of bad decisions or workmanship, just because they are cheap and lazy.

It always sucks being the one who has to put things right again, but at least you know it will be done properly this time.

Im feeling for you.... We are having a velux window in the loft (so I can have some light in the mancave), complete re-wire of the loft, 10x Solar panels fitted, an outside office for the wife, decking at the bottom of the garden AND the bathroom being re done. its all about to start, so its going to be messy for the next few weeks/months/years....
