Thinking about getting our house extended this year maybe. its semi detached bungallow looking to go about 3m out the back of it and along the length of the house which is about 7m what kind of costs would i be looking at?

what you lookin for..a temp extention wit no plannin your looking at maybe 1-1.5 or a permy construct with planin 2.5-6geand depends on the contracters

my only advice is dont pay full amount up front have a scedual pay so much as certain parts are completed

example pay the a third when the fondations re layd the the rest at certain build intervals that way if god forbid theyr oboys there no gonna bail without all the cash in hand

oh aye and dont go for te cheapest

my opinion chech theyre credentials and make sure theyrv squad is made up of three quarters age 30 with more than 10 yrs exp that way if soething goes wrong its theyr fault and theyrs no exuses

also ask to see a similar job they have done previously, and speak to the people who had the work done, will give you an idea on their professionalism... sounds like overkill, but unfortunately there are a lot of dodgy barstewards out there. as for price, after the initial build, the worlds your oyster mate...

I think that estimate is way too low!! I know building is a lot cheaper up in Scotland but no way could you even contemplate an extension for 1-1.5! Rule of thumb in North west(london a lot higher) is approx £1200 per square meter, Del`s is 3meters by 7meters thats 21 sqm, at the VERY cheapest at £800sqm that would be 16grand! The concrete alone would be £400 and the flat roof would be £700+ for a cheap job,(ask z-nut) then man hours, windows ,doors, electrics,plumbing, brick works ,plastering, steel, lintols ect.

I`ve been doing this for a long time and you get what you pay for but even 6 grand! no way!

me mum has just had another conservatory put up at the back of the house this time a great way of some extra space.

sounds about right, you also have the price of the architect/drawings, all the inspections etc.... ball ache really, but needs to be done... Have built a few in my time, but never had much to do with the planning side of things, just all the donkey work... If you can do the interior yourself, or call in favours, i.e. plastering, sparky, plumber etc. could reduce the cost a fair bit...

I extened my house by 12x12ft.

At the same time, i gutted the house, new walls, bathroom, kitchen etc.

Cost me around £20k.

I spend £1k on skips!!

cheers guys im an electrician so got that covered, can do the plumbing, the plasterboarding and internal joinery as already done a fair bit of this in my house already. on the plus side my mate is a builder just finished his house that he renovated and extended just dont want to bother him over xmas with my ideas. my sisters partner is a roofer so thats that bit covered. also my cousin is a joiner so he could come in handy. thinking about it got quite alot that i could pull some favours in on so that would bring the price down

Paid just under £30 k for a 6x4 m extension onto the back of my house but if you are gonna be doing the woodwork/sparkie work then it'd obviously be cheaper

well ive just built a 60 sq metre garage and its cost me 25K so far and i aint fitted my roller shutter door yet..done most of the work myself except the brickwork and plaster:crying: the cost of materials is stupid these days,i paid 3K just for the concrete floor:censored:

i remeber about 8-10 years ago you could get a dorma built on your cottage from start to finish with a double sided extension out of your roof for just over 10k (10k dorma's they were called)

 

apperently you can only build out of the back now and it costs a minimum of 30k

 

getting an extension for 2k is a dream, ive built shed for people that cost that much lol

Agreed mate, got to allow cira £1000 per square metre. Impossible to quote accurately without drawings though, with specification and desired finishes. Get the drawings done, then you and your contacts can price accurately the work you are prepared to undertake, then just subcontract the groundwork and brickwork. Sounds like you'd be in a position to know people in those trades too.

Concrete foundations £250 to £1000 depending.

Bricks £250 per thousand ( 65per m2 ).

Blocks £50 per hundred ( 10 per m2 ).

Roof trusses around £750 for your roof. ( Fit yourself )

Roof tiles £ 300 to £1000 depending on type. ( Fit yourself )

Sand £35 tonne.

Cement £2.98 bag.

Windows average £250.

Door average £300.

Bits and bobs £1000 ( Damp membrain, brick ties, slate lathe, roof membrain, insulation, joists, lintols, cavity closers, flooring, nails, dry verge etc )

Bricky £100 per day. ( Good bricky 8/10 days )

Labourer £60 per day. ( Free if you have the time )

Roofer Be brave, do it yourself, they come with diagrams if you ask.

Mini dig £ 52 per day.

Skips £ 140 per skip.

Cement mixer £200.

 

Think thats all you should need, hope this helps.

7mts +3mts+3mts =13 X3mts high ==39 m2 of cavity work less say 6 m2 window and door opening =33m2 of cavity work so a good bricky should easily do this in 4/5 days if not he is not that good

cheers guys the extension wont be nothing major its really just to make a bit extra space will pdate when i have a speak to my mate
