Hi everyone,

I'm buying a house (hopefully) and I'm just wondering if Theres any solicitors in the club who might sort things cheaper than the mortgage companies recommended one.

I wouldn't go with the mortgage companies recommendation, get your own. They all pretend to do a load of searches and conveyancing when in fact most of them get the secretaries to do it and charge accordingly lol.

Have you not got a solicitors local to you, the good thing about having one close to you, is that when they drag their feet, you can go and hound them in person :biggrin:

600 all in is a bargain! First company I looked at as they were family friends were 1200. Told them where to go and found one that did it for 870 which was considered cheap!

never ever use a mortgage advisor, i used one and it took me 5 years to sort the mess out of him fookin it up, gary franklin was his name and if i ever get my hands on him...will say no more on that

 

have you tried your bank to see what they can offer, see who are doing the best deal and see if you can negotiate a good offer, an advisor doesnt check all the deals only the ones that they are signed to, yorkshire bank dont offer advisors a fee for finding a client so an advisor wont give you the details to offers from them, there is also a few other banks that do the same

 

never let an advisor make you think they are getting you the best deal, they are doing it for themselves and get paid the most, at least go to your bank and enquire

There are many things in life where price is not the most important consideration.

House buying is one of them. especially as you yourself have no experience in the matter.

Buying a house for most people is a very big deal and will probably be the largest financial transaction you have ever made.

You need to get it right. First Time!!

So......................QUALITY of advice is paramount. As is QUANTITY.

Dont get me wrong price counts.

And to that end you should look in your own area for solicitors who do house conveyancing regularly.

They will already have a feel for the market and area and will know about any special quirks in the area.

You should get a quote listing all items separately.

If anyone said to me "Ill do your house deal mate for £XXX all in" I would run away.

I am an experienced house buyer and Im currently adding another renovation property to my portfolio so I do know what Im talking about.

I agree - plus when you need to sign papers, contracts etc; it is always best if you can drop in in person to do it. Saves time, as you're not reliant on the post; plus you know they have got the documents

Don't forget the extra costs; disbursements like land/local authority/environmental searches, land registry fees, bank telegraphic transfer charges etc. They mount up to a few hundred pounds - IIRC all those added up to about £5-600 when I moved house 6 years ago.

 

The conveyance fee was about £400 for each part (selling my old house; then buying the new one) - so £800. Plus VAT of course (not on the disbursements, on the solicitors fees and the bank charges).
