A bit off the wall I know, but I am seriously thinking about going into the licensee trade and becoming a pub landlord.

Reason being, A pub that I have enjoyed frequenting for the last 25 or more years is without a landlord.

Anyone have any ideas of how I might express my interest?

no worrys bud, in the training they will go over everything for you anyway, or if you need to ask they can answer questions better. been a long time since i did mine.

put loads of reseach and work into it. my ex wife thought running a pub would be easy and they are now closed down after only lasting five months

its not that bad, the biggest problem is the no smoking ban, regardless of what the gov would have you believe it has effected pubs a hell of a lot, location is also a major factor, small pubs in villages can be a bit tough to run, pubs in towns centres are prim real estate, where as pubs on the out skirts tend to have less customers.

the problems are this

- village pub, tend to have regular slow business, slow during the day, getting busier at night and weekends, but pretty much the same customer base.

- Town centre pub, busy during the week, majorly busy during the weekend (depending what you have in there to draw the punters in IE DJ's live bands ect) but as a new land lord you need to get acquainted with the people who where previously banned. expect to hire door staff at the weekend to protect your business should people get a bit rowdy with each other

- Estate pub, quiet pretty much half the time, can be hassle with local trouble depending. pretty much the same as country pub

- Town out skirts, pretty much dependant on people just "popping" in, few local regulars, again mainly dependant on what you have on offer.

A town centre pub is the way to go, get a good deal of stuff going, Wednesday, midweek football, pub quiz with live music is always a good one, Thursdays 70's 80's and 90's night, Friday get a live DJ in with up to date music, Saturday will be Sports / football during the day live DJ at night, Sunday Sunday roast, live band. also make sure you have a kitchen and can offer decent pub grub through out lunchtime and into early evening, you will draw a lot of business people in that way on lunch break.

make sure you get your entertainment licence so you can book live bands in and get a big screen for football and such, you need to draw the punters in, be smiling and happy and spend time to talk to those sitting at the bar, if you have a regular in who drinks one pint before he leaves every day after he finishes work, spend 10mins to talk to him at the bar, asking him how his day was and that, guarantee he will drink more than that one pint and feel like someone is there for him when he finishes work.

Running a pub isn't about selling beer, its about being a people person.

Realy do appreciate all of the information and addvice.

Is it managed, tenented or ownership (freehold)?

To be honest Hellraiser, I do not know. What would be the easiest way to find out?

We've got a family run town centre pub and have done for 38 years, times have been hard over the last few years, but its actually on the up at the moment, staying ahead of everyone else is the key, good bar staff and a great chef are big assets, clean toilets, and well stocked bar all at the right temperature, the smoking ban hit us hard but a massive smoking shelter was erected and its all happy days now, I used to hate our Smokey pub ,but now its nice and fresh air, as vods said get decent entertainment and get darts, pool, dominoes teams set up and just those evet night will kerp you busy, if you need any more info give me a pm ;)

You want to find out if it's owned by a brewery, if so get in contact with them and express a serious interest, it's expensive to start out and they should give you a full breakdown of costs, the licence is the easy part,

Cheers Dazvert and Hellraiser,

Appreciate your help.

Had some bad news today though, discovered that the pub is under new management. I did not think I would be closed for long.

Still, on a more positive side. With all of the advice from you guy's, I did make some headway with regards to understanding a little more about what I am letting myself in for. I know that there are plenty more fish in the sea, so to speak, but had really set my mind on this particular public house.

So, not to give up all hope, I am going to do some homework along with course work so as to get a real feel and understanding of what is involved. You never know, it may not work out for them and I want to be ready to step in.

Not a bad thing really, as from following up all your advice along with contacting the Federation of licenced victuallers association I soon realised that I had a lot to learn before jumping in.

Again, thanks all.

remember a pub especially if you live above it is not a job its a lifestyle too, personally i dont like it as i like my peace and quiet and when you have a packed bar and karaoke on its no zen moment.

i dont regret doing it but imo i wouldnt do it again, caz on the other hand loves the pub trade.

what ever you do RESEARCH RESEARCH RESEARCH AND LOCATION LOCATION LOCATION.
