My wife and I own a few houses, one of which is in Newport, South Wales.

For the first few years we had a middle aged woman living in the house and she was fine, and caused us no trouble at all.

We then had a single mother divorcee' move in with three young children, and again for five years she was the perfect tenant. Two years ago her and her fella' kissed and made up and she and the kids moved back into the family home, we wished them all the best for the future and thanked her for keeping the house in such good order and for being a wonderful tenant.

My wife and I decided that we'd take the opportunity to spruce the house and garden up and proceeded to paint and decorate the entire house.

We advertised the house, stating quite clearly that we wanted no pets and no housing benefits (we're not prejudice against people claiming housing benefits at all but there are rediculous legal loopholes that can be extremely costly to landlords who have the misfortune of encountering dodgy tenants)

Anyway a young couple enquired about the house and asked if they could take a look. We met them at the house and immediately alarm bells started to ring (there was something suspect about their character and some of their questions were causing concern). They had a young 3 year old daughter and were expecting a little one in a few months.

To be honest we felt sorry for them and having confirmed that they had no pets and were employed full time, we agreed to let the house to them. In fact we felt that sorry for them that we offered to decorate the little girls bedroom in whatever colour she wanted and purchased a brand new matching carpet.

We then offered to do the same for their bedroom and even supplied a new bed and a mattress.

The entire house was painted in a neutral magnolia, we replaced the front door with a brand new UPVC door, we fitted new smoke alarms, new carbon monoxide alarms and spent a considerable amount of money making the garden child friendly. I spent days painting the fences and erecting new ones across the garden walls.

and despite the fact that the bathroom was newly fitted, my wife spent a whole day sprucing it up with a fresh coat of paint and general tidy up.

Last year we started to receieve complaints from the neighbours and our previous tenant also got in touch quite distressed. She had discovered that several store cards had been taken out in her name, they had been maxed out on household goods and childrens toys etc. She also recieved confirmation that several attempts had been made to take credit cards out in her name....the only reason that they were unsuccesful was due to the individuals in question getting the date of birth wrong.

The Police were informed and as you would suspect, they did **** all

The next thing we know, there are further complaints about 'their dog' (by 'their dog' they were referring to the fully grown Rottweiller!!)

Now bear in mind that this is in a house with a yound child and a new born baby....

we then had issues with the rent, until eventually we were informed that the 'housing benefits' would be paid direct to us!!!

Loads more complaints followed, the next door neighbours moved house because of it and the Rottweiller was left in the house for weeks on end, whilst they all buggered off god knows where

The dog was eventually put down as it escaped and attacked somebody!

Then last Friday we recieve a phonecall from the tenant informing us that he/they (they'd seperated??) had moved out of the house and it was now unoccupied. He was reminded that he was contractually obliged to give two months notice....he argued the toss.

We asked if he had informed the housing benefits...he said that he had....the housing benefits confirmed later that day that he had not!

We were sent a mobile number for one of his 'builder' friends who we would have to contact in order to get the keys back...

We contacted the guy and arranged to meet at the house at 15:10hrs in order to check the house over and get the keys back

We arrived and met the guy, who incidentally was loading several cars and vans up with bags of....well what I would describe as crap!

Straight away we could see that it was going to be bad.

We had recieved reports from neighbours that the new UPVC door had been kicked in because he had lost the key (he and his many 'friends' like to kick things...doors/car doors etc...especially when arguing in the street about the 'dodgy gear' that had been supplied!!)

Well here's a few video's and pics of what we found (bearing in mind, this was immaculate when the tenants moved in)

the video's don't do the disgustingness justice....and yes that is 'SHIT' on the radiator where we found the size 16 underwear!!

The oven (which was immaculate and had been supplied just to help them out) pretty much sets the standard of cleanliness:

and then, to top it all off we get a phonecall from the tenant this evening asking (you can see what's coming...)

asking "When he would be getting his £500 bond back?"

This guy is on some serious crack!!!

My wife explained in no uncertain terms that the bond would be going someway to covering the thousands of pounds worth of damage that had been caused...

he started to give her abuse and threatening legal action....

I took the phone and expresses my opinion!!!

I then went back to the house....he didn't show

My wife and I now have to spend the best part of next week sorting out the damage that has been caused (and trust me, the video clips only scratch the surface)

no doubt we'll sort it and then this disgruntled prick and his crack head mates will start a long drawn out process of putting the windows through every few weeks

the Police have been warned off

Scumbags!!

Can't say on a public forum what I would have done to the scumbag mate. That sort of thing p'ssess me off so much.

Stells has got a few stories like this.

thats proper shit mate :(

at least its back under your control now but you still got lots of work to do before the next tennants can move in :(

is it worth selling up and buying another house elsewhere?

shocking mate. makes you want to sell up I bet.

would landlords insurance not cover the damage? use their "deposit" to pay the excess.

  • Author

The insurance would cover it but to be honest I don't know what that would do to the premiums.

It's back in our hands now so we'll just focus on getting it sorted and making sure that it's spot on for the next tenants....who will be checked, checked and double checked before getting a contract

just watched vids, how can people live like that?

They ruin it for people like me who privately rent but have dogs.

I have a husky and a collie. both live indoors. if their feet are wet, they are pinned in the kitchen with a stairgate, otherwise they have the run. We do hire an industrial carpet cleaner every 6 months, but thats as my partner has no immune system and we cant take risks, but you know how it is, if you spill something, you clean it immediately. no excuse for that mess, whether they have a dog or not.

The Queen has dogs, think her carpet would get like that?

Mate I really feel for ya. thats shockingly bad. did they paint the tops of the walls and skirtingboards red? proper ruined it, and I think the carpets have gone past a state of being cleanable :(

get the new tennants current address to send through paperwork etc... and "pop by" unexpectedly to personally hand them paperwork of some description, so you can see what state their current place is in :P

  • Author

Yeah, the only reason we stated no pets was for this reason (see video)

We have a boxer of our own and he's fantastic indoors, but we still need to keep on top of his bloody slobbering

Yep they decided to paint the walls and skirting that shocking red; which incidentally we wouldn't mind as long as they were returned to the original colour for the next tenant.

I don't think that returning painted walls to their original colour is unreasonable..

The dog was clearly neglected and the neighbours told us later that the poor thing was left to rot whilst they buggered off for months at a time

no wonder it bit someone...it was bloody hungry!

but that attack could have been so much worse!!!!

I've got some boys for that mate

they are a bunch of pricks mate, im struggling in a 1 bed flat with 2 kids and a mrs with no space to stick my spare zed parts (that last bit is a joke lol) and you get some tosser like that who has the chance of living in a nice house with a good landlord, and the ungreatful prick cant even take care of it. makes me fooking sick that does.

I really cant wait to get a house, im going to do the ******* up lovely and keep it that way. and you wait till you see the garden an all, going to love that as i dont have a garden at the moment either.

Some people just have no respect bud.

This is discusting! Caz and I rent privately and can honestly say we would never leave a place in a state like that. Our last flat we cleaned thoroughly and even painter where needed. We even moved back into a rented property we previously rented and the landlord bent over backwards to help us out like you did, fitting central heating and new boiler etc. he knows we will look after it and do stuff to improve the property when needed, when we first moved in the kitchen was dis but I redesigned it to make optimal use of the space and he paid for it to be fitted,

I feel for you fella as there are many who would take the piss but please don't let it set the standard for us normal tenents, but i suppose I am a soft southern shandy drinker.

that is just disgusting, ...how can suposedly human beings behave and live like that, they deserve no better than a tent on a council dump , probably make them feel at home, any issues later on with the scumbags and you know how to deal with it....good luck mate

steve

Pez,

they are scum.. we had a similar problem last year. my wife runs it as her own business... very long story but long term tenant wanted to move out, her daughters asked to move in and we said no.. bad egg.. so she moved in for the final two weeks with her mum and then refused to move out. her and her stone head boyfriend trashed the house, refused to pay rent, changed the locks reported me for threatening behaviour and harassment. My wife took them to court, several thousand pounds later we got the house back and had to break in.. her mum and her have vanished leaving lots of debts to the house. Gas and electric meters all changed to pay as you go. When it went to court I cannot tell you how disrespectiveful they were to the judge. she turned up with two meatheads to try and intimidate me, funny as feck cos neither would look at me,,lol. it went that bad in the courtroom for them and they were so nasty our solicitor took his tie off on the way out and said I cannot leave you to face them on your own... lol.. great guy and would recommend his company for any landlord issues.. we almost decided to get rid of the properties because it will take a long time to recoup the monies.. know next time not to follow the law like they dont..

some people have no respect, they are absolute scumbags and actually think they deserve to get it all free. until the government walks away from the believe that a family needs £25K per year to live and that if you dont work you dont get all the best houses, clothes, food etc nothing will change.. I was gobsmaked to see how much she got as a single mother.. amazing.... rant over.. lol...

Hey Pez

Thats shocking mate. I tell you what, I had trouble with my next door neighbours a few years back in the old house we used to live in and the police could not have been more UNHELPFUL! In the end we had to move or I would have ended up in prison for 'illegal use of a baseball bat' so I know how you feel pal.

If you want any help clearing up etc mate let me know as I am only down the road from Newport.

I know to you all that it looks awful and even worse to japslapper and his wife who owns the place but From what I have seen it is almost spotless compared to some of the place I have to go into to clean up and repair after tenants have moved out ( also believe Stella will agree with this as well)

All I am trying to say although it seems bad to pez and his wife it could really be so so much worse

In comparison to what I have to deal with the kitchen and bathroom are sparkling to what we get left with and can only wish that we had cookers left in that condition we normally find rotten food and grease baked into them together with mould and in some cases infestation of maggots that it takes a couple of hours alone just to clean them and in some cases we have to scrap them completely and as for the bathroom it looks free of excrement speared all over the walls and floor

  • Author

I agree, it could have been a lot worse

We're now looking at it as an opportunity to start afresh and give somebody else a chance. As long as the windows remain intact then we shouldn't have any problems.

Good point raised on the gas meter being changed, I'll have to check that when I go back down there, and cheers for the offer of helping out mate but I think we should be ok, we're just gonna' spend next week down there gutting the place (I think it's safe to say that the carpets need replacing) :nuke:

  • Author

You'll laugh at the latest coming out of the mouths of these chumps (though certainly not funny for the little'en I might add)

apparently the young daughter now sufferes from bronchitis and it could be our fault???

Nothing to do with the fact that they'd let there dog crap all over the house......and apparently 'their friend' said that the house had been left clean and the tenants have no reason to disbelieve him???

and if we don't give the bond back, we are going to get sued....oh yeah and apparently because we had the carpets cleaned for 'them' before they moved in, we can also have the carpets cleaned for 'them' when they leave

and that's a quote....WTF!!
