If you are a lot brighter than me you might be able to help with this. As I live in a thatched cottage I am having terrible trouble getting planning for a new summerhouse. The long and short of it is that for my application they have refused roof shingles and so I am getting quotes for the following.

 

A clay tiled roof and a thatched roof, the Thatcher has told me that he charges £9 per square foot and that you need to allow an extra foot for the over hang and an extra foot for the ridge.

 

My question is this

 

If you are trying to work out the cost for doing a roof 8M X 4M taking into account the extra for the pitch, ridge and overhang (plans here but of 6M X 4.5M) http://www.cabinsuk.co.uk/specs/nottinghamdrawings.html how much would that cost roughly at £9 square foot?

 

Im not sure if anyone will have more of an idea than me (no idea) but thought it was worth a shout.

 

Also if anyone knows a good roofer to quote for the tiling work in Hampshire for the same area please let me know.

Works out to roughly just over £3k

8m x 4m at £9 per sq foot £3136.32

I make that a total affective area of 437 sqft, so £3933 (taking into account the pitch, ridge and overhangs)

 

Edit: Actually that was with overhangs only on the two 8m sides, if ther over hangs were all the way round then that would increase the area by 38ish sqft, so total of £4271

Phil you are a very clever bunny thanks, that was exactly what I was after including the ridge, pitch, and over hangs on all sides.

 

Not that bad a price really I was expecting it to be a lot more than that as the main house was shockingly expensive to re thatch.

£65 per sq meter going rate here = £3,380 or 3.5k for cash:winkiss:
