  9. all fine and well if your confident and are going to be close, rob hasnt done this before and is obviousely unclear on it all if your moving away from your house and your not sure then an agency is the way, yes they put anyone in, yes they get 10% but everything will be done accordingly you dont have to stop with them, do it for the first tennant then get shot and do it yourself once you have learned a bit more it's upto you though rob, really be wary of doing this, dont think it's easy like they say on tv

  14. i can understand that, stuck between a rock and a hard place have you tried the car sale's, i know you need to sell the saab, but if you do get yourself along, my uncle's buy all their car's from there, they have had several omega's and carlton's between them over the year's and they swear by them, one uncvle still has one, the other has just bought an 07 jag s type diesel (lovely bit of kit)

  19. one thing i always say is "once a month, out your heating in for ten min's", just make's sure it work's when winter come's ive done a thread on here about checking your boiler before winter comes
  20. baxi's are great a very good mid market boiler and we have fitted load's over the year's, but the rolls royce of boiler's at the moment seem to be vailiant, they have stainless heat exchanger and it apperently keep's the heat in rather than waste it like copper excahnges do i would fit a baxi, great run of a mill boiler and highly rated

  22. definately go for combi then, would suit your need's, i dont see the point in heating a full cylinder of water just for the odd shower
  23. get shot and get a combi, i much prefer a combi, get a decent brand like valiant and you shouldnt have any prob's then go to ebay and get a mira combiflow shower that run's off the combi, great pressure, good valve and at £125 delivered for a brand new unit you cant go wrong, they are about £340 from plumbing supplier's im opting for an electrical fire incase the boiler go's off and they are much more efficant now, atleast i would have some background heat
  24. i have never rented to friiend's lol, but i have heard a lot of story's of people letting to friends one guy let to his brother's ex (she had a kid to his brother), she wrecked the place and piled dirty nappie's up in a room and she pushed sh1t down all the plughole's, cried harrasment once and threatened him with sexual harrasment, all because she thought it was better to spend the rent an dthat a "mate" shouldnt hassle her for rent as she is a "mate" lol
