ive got to get my house revalued as i am trying to change my mortgage and borrow more money on it, ive been told that i have to have it valued again, prob is, its like a constructio site, ive been busy removing walls, rewiring and everything else that goes with it, now what i want to kow is will it affect the value of my house as it is, orwill they see what im doing and value it on what it wil be like when finished

I remortgaged mine for my divorce settlement and they came round and did a valuation while I was in Iraq apparently they can do whats called a "drive by" valuation without ever stepping inside the property and unless they see anything obviously wrong from outside, they dont need access. So just tell them you want the house valued ASAP but you are going to be out of the country for X amount of weeks and keep your curtains closed till they have gone

The fact that you are doing things to the house may work in your interest as they "may" add value. An estate agent would take that into account. If your doing things that would not add value then they would also take that into account. As a rule of thumb, adding bedrooms or bathrooms ads value. Adding to a family house adds value, concervatories do not tent to add value on teh majority of cases.

Ive been working for Barclays for about 6/7 weeks now in the mortgage lending centre and and if your re-mortgaging with the same lender, they generally, not always do what they refer to as a 'desktop' valuation which takes a few hours, they use a company called Esurv and they don't even need to visit your property. These valuation are not always exact however they seem to be pretty accurate, with new House Purchases they instruct a full valuation as the lender wont invest money into a property if it may have structural damage etc etc. With re-mortgage they know that a proper survey would've been carried out by themselves most likely to eliminate risk initially. Like i say, not always but generally i've noticed that Barclays i guess other lenders will use same system just use the 'desktop' method on re-mortgages. Hope that helps lol.
