Hi guys, me and the lass are settling down and we've seen a great maisonette that we have fallen in love with, we've got a mortgage sorted etc but the trouble is we're not sure what to offer for the property.

its up for £176500 and we really like it, as we are first time buyers mortgage sorted etc we think we look attractive to sellers so what should we offer???????????

My honest opinion is that its probably worth the asking price,.

Any home owners got advice on what they would offer/ accept if the shoe was on the other foot ??

If the the seller is not insulted by your first offer then it's too high !

I wouldn't offer the full asking price to start with. If you are in a good position with the mortgage sorted, no chain etc sometimes people take this into consideration as they may wan't to get things sorted quickly.

 

If it was me I would put in an offer of £173,000 (if I really liked the place) there is always room for a bit of bargaining even in todays market.

as a fist time buyer i would start at 160, 000 and test the water .

Yup always start as low as you can and slowly work up. Let them keep saying no untill they brake. Most people are quite week and will let a place go for less than they wanted. :duffer:

Well here is a view. I have two investment properties and Im financially sound.

IF I was to think of selling one of them and the advertized price was 176500.00 then that would be my way of telling prospective buyers that I was going to accept 175000.00.and no less!

Maybe a more pressured seller might take less, who knows.

depends how much you want it.. if you offer the asking price they will almost definitely say yes straight away...

 

if its your dream home you'll be disappointed if you let someone else sneak in for the sake of a couple of grand..

 

we were the first people to see ours, it was the perfect house in the perfect location, perfect school for the kids.. we offered the asking price and was accepted within 5 minutes..

 

4 years later the house has doubled in price...

 

if you both know this is the house for you just give em the asking price and save urself weeks of waiting around...

I bought my house for 12k less than it was advertised for. I'd start low and work your way up, bet you can buy it for 170k

ask them what they are prepared to take IF you was to make them an offer. That way you will see what sort of person you are dealing with, if they say thats the price we want, then you know your gonna be dealing with a hard nosed seller, if they um and ar about it then they havent really got an idea in mind. Or if they say we would except 174,000 for example, reply we was thinking of 172,000 for example, then say nothing let them think about it. They might say make me an offer, you give them your offer e.g 170,000 they might say 173,000 say nothing again give them time to think you are thinking about it chances are they will think they are loosing a sale then come back to you with prob another grand off. But never look as though your to anxious or weakening they will see that and all will be lost

When I got my house they knocked 10k off the asking price then I offered another 10k lower. They raised me 1k. So 19k cheaper, bargain!! The people where desperate to move, so they practically took whatever.

I'd do this too.

 

Whatever you offer under the asking price they, will refuse your first offer so go in at least £10k below.

 

With an offer like that there's a good chance they will accept £170k so try £165k, then £167.5k and lastly £170k. When (if) they refuse the first offer, go straight back with £167.5k. If they refuse that, make them wait a little before offering £170k.

Will you be in person or on the phone? If they baulk at say 172, you could say ok no problem, good luck etc etc, then see if they call back later. If not you could ring them back and offer more.

So many factors in this ..you have a strong buying position..Wot are their factors for moving and where to..are they fixed.. how long its been on market...wots other places like in area..prices etc .. if you realy like the place then buy at the best price you can if that means purchase price...remember the price is normaly put forward by estate agents who have previous sales in that area..check out recent sales..get to know your agent ask them wot the owner would take if your offer woz turned down..

 

ask questions ...Check things out .. You could be there a long time. .

The fact you've got not chain is worth about £2K to them.

 

I'd start at £165K.

 

It'll probably all be done through the estate agent so you'll have to gauge the response through them.

Dont trust a basic surveyors report. If its an older pre 60's house you want to get someone from the building guide to give it a real proper check including in the loft the rotton roof members.
