I know that the rental market everywhere in the UK is saturated. I suggest waiting for Fidel Castro to die then pile into Cuba. You heard it here first :hyper:

there are so many problems with renting houses at the moment, especially if it is house of multiple occupancy (himo) youy have to have it checked by your local civic centre, and if it does not comply then you have to do all neccasary work, then you have to get a licence (which in the north east cost 500 per house)

 

also you need a suitable tenancy agreement, is there a local landlords advice centre that you can join, we have sunderland private landlords asscociation, which we get all our insurance and tennancy agreements

 

there is also a huge back log of housing benefit claims, so if they apply now the rent aint getting to us till about two months down the line, or if you werent going to take housing benefit and just do private, get a huge bond (some sunderland landlords charge 1500a(non refundable), but this can still be a nightmare

 

there is also the decision of furnished or unfurnished, you get more rent for furnished, we get ours from charity shops or second hand furniture outlets, that way when its vandalised or stolen you aint gonna loose much

 

also if it is a house you are trying to rent out (instead of bedsits or flats) try and find out what the highest amount payable by the housing benefit is, cause if it is housing benefit and lets say the highest amount payable is 90 quid, but you want 190, you have to get that from the tennant directly out of his, or her pocket

 

also try and steer clear of women, they are nowt but trouble and are filthy buggers, and that is not me being a chauvanist pig. it is fact

try going to one of them new bussines set up places, they may be able to give you more details on what to do when starting like where to go for mortgages or business loans and so on

The boom time is over but I think there's a steady income to be made.

 

I thought about it but maybe the stock market is the best place for any spare cash right now.
