Got the keys on Monday early afternoon.

 

Got all the stinking carpets up(dog wee) Also the vile cheap laminate. Stripped out all the kitchen units(totally fcukd) Tiles off the wall. Had on site meeting today with local window company whom Im on good terms with. and ordered all new windows.. My plumber also was on site. I have commissioned him to fit cental heating (with combi boiler) also fit new bathroom suite and shower. He will also do the kitchen plumbing once I have put the new kitchen units in place. Rang my tiler and booked him for a week Monday to do tiling on kitchen floor before I do the units. Went to B+Q and bought floor tiles for him on a 4 for 3 deal PLUS my senior citizen Wed 10% discount. Bargain.:cool3: Also spotted a special offer on a gas hob and electic oven for £299(less 10%) so I bought that too. Rest of time has been spent making 4 trips to the tip!!

Im off to work for next two days but will be back on the house job at the weekend. I will post up a couple of pics... Its pretty appalling:scared:

If your looking for a good shower that runs of the combi, then tyoe in ebay "mira combiflow" one of the best showers you can get, i have one and its great, trade price from plumbcnentre is about £369 ebay price brand new £125 delivered, when im on my lappy tomorrow i will see if i can get the direct link to the seller i bought from

8 week turnaround? The plumber should have selected which washers he will use by then.. B&Q might have even got the new kitchen units in that time too. But the window companies are pretty quick, it has to be said.

 

I know they're not all like that, but there's so many fecking useless ones out there. I still haven't recovered from the serious dose of bullshit I recieved when I did my house 4 yrs ago!

 

Anyway, hope it works out for you bud!

I know its a tight schedule and it may slip a little.

The big advantage I have is that all these trades people have worked for me before. I have spent lots of money with them so I dont get fobbed off. They also know that I actively manage these things. IE Im on their case from day one.

I will probably use a Wickes "on the shelf " kitchen to cut out "waiting" for items to be delivered. Its different to doing your own house. I dont care which kitchen I fit so long as its cheap, strong and in stock the day I buy it..

Same applies to all items. I only have whats in stock the day I need it.

Dismal decking.

Weeds everywhere.

Fences falling down.

Wrecky sheds in random locations.

Kittchen gutted.

Bedrooms and lounge just need painting.

Haha yeah seen those things. Ah well im sure it'l be great when youve sorted it... dont make it to nice for the rental market though!

 

Its a bit of a gutter tbh, you'll have this rented before im even half done with mine! lol

storage heaters are a better option if renting out, no gas cert and less to steal lol

 

I might have gone with them IF they were there. Looks like the last owner removed them. LOL!!

Well its a little late on the estimate. taken 3 months instead of 2. But I did clear off to Spain for a holiday in late september. I have also completely re done the garden and fences, not in original schedule.

Its all done now tho .... and not a day too soon.

my prospective tenants have just called to confirm they are moving in on Friday and are bringing me the rent and deposit tomorrow.

I need to go through the invoices and cash spent . I think Im on budget but it may have run over by a small bit.:whistling:

no mate. Im not.

Tenant is known to me through work.

 

The house is as new everywhere now and is in the "right" location so I could probably let it out several times over. some of the agents round here are running "wanted" adverts for houses on this estate.
