Not sure if anyone knows my rights as to an officer visiting a house? im in the final stages of a 4 story town house renovation with a basement extension all the way under the garden. It's a high spec build and with the internal design and the rear basement construction altering from submitted plan there may have been a couple of alterations to the house without listed buildings consent :x: Now i REALLY don't want them to come around and am trying to send them photo's of what they want to see. I can't really go into it much more as it's a clients house but what can i say no to?

i cant see how you could refuse they gave the planning consent which undoubtable covers rights of access / inspection....ask your architect for starters

i am the 'architect' as such. I work for a small property developers, started as a junior architect 2 years ago and tend to handle everything now!! so im very much still learning

They are entitled to inspect and unless you have submitted a request to deviate from the plan then they can ask you to undo everything that is wrong. You can request retrospective planning consent but they are likely to be difficult. You need to be totally honest with those people and get them on your side before you start.

Thanks guys, everything carried out is at the clients request and in writing thankfully, it was their risk. I am just treading carefully as i want to approach this in the right way from the start but as Andy says, best to get them on the right side!!

I think it depends on the listing Category whether they can inspect the inside or not
