As an estate agent i cant believe it was left to get that bad, bif the agent not carry out any inspections of the property? Most of our tennants are good people but you do get the odd one that causes trouble at which stage we end up doing daily inspections. Unfortunatley the law is always on the side of the tennant and once they are in there it is very difficult to get them out, even if the tennancy has expired. Did you have landlord insurance?

I must of tried about 20 times to give up over the last 10 years. Then i went to the doctors and got tablets and now haven't touched one in 8 months
