I rented a house to a gay couple, they have been shite payers the whole way through. They made referencing all checked out and were fully manged by an agency.

 

Out of the ten months that they lived there the always paid their rent late or not at all but were never quite behind enough to get a court order to get them out. I got a call from the managing agents telling me that they had apparantly just split and run before the end of the tenancy.

 

I went to the house a few days back to find they had gone but had trashed the place. When I say that it was a nice house im not kidding I spent £15K on it last year after I bought it. New fitted Kitchen, luxury Bathroom with underfloor heating. Brand new carpets, fully re plastered, re decorated.

 

My heart sank when I walked in the door, holes kicked through walls. Light fittings ripped off. Internal doors ruined, door handles removed, the carpets had black paint poured on them, with large stains and cigarette burns in them. Loads of rubbish left everywhere, new kitchen units bust and bits broken. Shower ripped off the wall etc etc.

 

I mean probably the best part of 10K of damage, plus the two months rent they owe me. What a disaster!!!!!, im so sick about this I cant tell you.

 

Judging from what the neighbour told me the house was used as some sort of dog breeding pen and Gay porn den. They had sub let the spare rooms to 5/6 other blokes and it was trashed.

 

Where do people get off, seriously what kind of pond life would do a thing like this. Looks like they never paid a bill the whole time they were there, baliff letters in God knows whos names. Court summonds, and it looks like they have been commiting some kind of fraud there. Seems when they moved in they gave false names to all the utilites companies so they can feck off and not pay and get chased? how is this possible?.

 

I have re let it privately subject to getting all the work done to a family who is topped up by benefits as they are low income. Normally I would say this is a no no but they seem very honest and deserve a break. I told them that if they miss any rent or do anything to the place they will be out. They know that they will not get anything as nice again in their position if they mess up. Early twenties, one child, dont drink or smoke and are family orientated. No pets except fish and very polite.

 

I cant go through this again nor can I afford to keep paying out the damages. Im going to trace the other feckers and take them to court, I will CCJ them then get the baliffs. I doubt if I will get any of the money but think they need to be taught a lesson.

 

Do you think im wasting my time and money or would you just take it on the chin?.

I have been ringing up all the companies they have conned, at the very least im going to pay for a trace on them and let all these companies know who is behind all the fraud and where to find them. I work bloody hard for my money I would not give £10K to my best mate let alone some people I dont know, so your probably right go get em.

 

Just dont want to let it twist me more out of shape as I have already lost sleep over it and had the mother of all panic attacks over this shite.

Yeah the neighbour said they were always fighting and arguing. Judjing from the bathroom door one of them used it to lock himself in. The other ripped the handle off the door, stabbed it about 50 times with a carving knife and then kicked a hole in it. A love pack of gay dudes moved in after one of them left, staining everywhere on the carpets.. no way on earth I would clean that up ewwwwww.

When I had my flat found out it had been empty for 3 weeks and full of fleas. So much for no pets. Next tenant was A1 ended up buying the flat off me.

I live in a block of four flats and only one of them is rented out by a landlord, other three are all owner occupiers and the landlord continually puts in arsehole tenants and it really pisses me off and the other homeowners (not just in this building but most of the street) that he doesn't do more checking up on them before and during their tenancy because you might have to tidy up the mess when they leave but the neighbours had to live through that shite every day and night...currently I need to lose sleep over arseholes shouting at each other and listening to loud music late at night, not to mention having to look at the state of the garden that hasn't been done in 5 years since he bought the place, the sold sign is still fecking there and its full of furniture they decided to chuck out but haven't bothered to arrange for it to be be taken to the dump, fighting in the streets etc etc

 

Not a personal jibe at you but maybe if my latest neighbours from hell trash his flat and cost him a five figure sum then maybe he will pay closer attention to the future tenants and my quality of live will improve, rant over.

Should have also added, sorry this has happened to you and hope you have better luck with your new tenants and it don't cost you too much

CAn't you take action against the managing agents ? Breach of their contract with you or something ?

As an estate agent i cant believe it was left to get that bad, bif the agent not carry out any inspections of the property? Most of our tennants are good people but you do get the odd one that causes trouble at which stage we end up doing daily inspections. Unfortunatley the law is always on the side of the tennant and once they are in there it is very difficult to get them out, even if the tennancy has expired. Did you have landlord insurance?

Thats appalling. Is there any way you can chase the "management" agents in relation to this - after all, if they vetted them and you paid a management fee, surely they play some part in this? Its why you paid them in the first place presumably, to vet potential tenants and ensure the rent was paid?

My good friend is going through this at the moment - rented her house to family members believe it or not, so didn't take a deposit - they're in massive arrears, have trashed the place and even though she's paid to take them to court, because the court clerk advised her to fill in the incorrect forms, the judge threw it out on a technicality. Shameful

My dad lives in Pompey (Southsea) and the house next door to his has been rented out - he's had the noise abatement officer out week in week out and has load of problems with them. People like this give good tenants (like me!) a bad name.

Really hope you catch the w@nkers and they get their come uppance

Wasting your time chasing the runners. Best you can do is if you do find them find another way of teaching them a lesson as the legal way wont they will just scarper again.

 

I rent out a property in not a great area (not awful but not great either) and been very lucky with the people I got in. Young couple with a child, very polight and the girl is obsessivly house clean. Pay on time every month and give me no grief at all.

 

When advertising I was gonna use a letting agency but at the end of the day they dont care who is in there and they say they do checks on the people and inspections etc but never do.

So decided to save money and do it all myself, I could not believe the ammout of phone calls I got from morons wanting a place to live starting their phone calls with "Alrigh mate you got a ouse for ren?" (Spelling is correct by the way lol) and whenever I got scum phoning I always said polightly "sorry, its already been rented out now". The ones that sounded human I'd let view the place, turned the first family down when they made an offer cos of a niggle in the back of my mind about them.

 

Go with your gut, fingers crossed your new people will be better for you, if you need contracts I know a great place to get water tight free ones ;)

Hmmm, Southsea, 'student central' - should be relatively peaceful at the moment as most have gone home to mummy with 6 months of dirty laundry!! but they'll be back in September..................................
