As title says:mad::rant::rant:
'Thanks' to our estate agent we have just lost a house we wanted to buy that ticked every box!
We were doing part ex on our place for another and I expected an offer below market value but when it came in it was insulting to say the least and was pi@@ed off, well finally got to the bottom of it today.
We had the developers valuer out and all went well, found out the value they gave was viable but our agent....
They did a valuation without looking at the property which we said we weren't happy with as we have done a load of work and due to staff changes no one at the branch has actually seen it. The agent said it would be fine and it would be ok but we weren't allowed to see the report. They gave an on market price and acheivable sale price which matched the independent people.
When they gave a quick sale price they slashed £13k off the independent price! So this is what the developer will go buy which means we now can't go for it as not enough equity in the house.
We are gutted to say the least, I'm off into the agents tomorrow so they'd better look out tomorrow!!!:rant:
